Scope of Work - Interiors
All work will adhere to industry standards (Painting & Decorating Contractors of America, available at PDCA.org) and will be performed in a workmanlike manner. Proof of insurance (Business Liability & Workman’s Comp.) will be provided; Crestwood Painting is EPA trained and certified to handle hazardous lead paint.
On acceptance of this Proposal and to comply with legal requirements for pre-1978 projects, we’ll forward EPA’s Renovate Right: Important Lead Hazard Information warning of the potential risk of lead hazard exposure from renovation activity to be performed in your home.
- Interior painting:
- Living Room: Describe the work here
- Dining Room: Describe the work here
- Walls: sand to minimize bumps and “fuzzies”, spackle holes smooth, prime as needed and paint.
- Trim: scrape loose or peeling paint and lightly sand to minimize chipped edges. Fill nail & screw holes, caulk wall/trim gaps, prime bare wood and paint.
- Wallpaper removal: wallpaper and adhesive will be removed, tool marks and minor dings filled and sanded smooth, walls sealed to allow consistent topcoat appearance. On discovery of unforeseen conditions or necessary repair work (plaster damage or cracks, additional layers, excessive adhesive, previous skim coat, etc.) approval of additional costs will be required. Should removal appear to be simply impractical we’ll discuss the options.
- “Touch-ups” should be viewed as a disguise repair rather than a “seamless-blend-to-original” repair. It is reasonable to expect that touch-up color, sheen and/or surface profile will not exactly match original.
- Wall skimming: skim to remove tool marks, holes, etc. Tape and finish cracks; sand walls smooth. Walls will retain the surface variation common to the original surface.
- Crack Repair: (# cracks allowed) Cracks will be excavated and/or taped as needed, repair finished and sanded smooth.
- Protect floors, floor coverings and furniture with plastic or drop cloths as needed to protect from paint and dust.
- Materials: Walls - Paint Products Listed.
- Coats: Unless otherwise specified, walls get two finish coats, ceilings get one finish coat, trim gets one finish coat (usually sprayed, spraying gives superior coverage and durability in one coat).
- A homeowner walk-through will be scheduled before completion to ensure customer satisfaction and clear communication.
- Closet and cabinet interiors unless specifically called out under Inclusions.
- Repair of plaster cracks or holes larger than 1” unless specifically called out under Inclusions.
- We/I understand that we will remove or place any furniture or art to allow clear and safe access to the areas or surfaces to be painted. In the event that furniture or art has not been moved the contractor may elect, at his own discretion, to move those items.
- We/I understand that the contractor will bear no responsibility for any wear, soiling or damage incurred as a result of moving furniture or art and that an additional charge may apply for the labor involved.
- We/I understand that the contractor will return furniture to its approximate original location; we/I will arrange to have wall hangings reinstalled after paint has cured.
- We/I understand that deep colors (electric blue, etc.) may require additional coats to cover adequately; if deep colors are chosen after this Proposal is accepted additional charges may apply to ensure adequate color depth. Best to check with your paint supplier for recommendations when selecting colors.
- We/I understand that discovery of unforeseen conditions may necessitate additional repair work. Options and costs will be discussed and approved before any additional work begins.
- We/I understand that plaster or drywall repairs (especially on textured surfaces) will change the surface profile; a “disguise” repair is a reasonable expectation as a seamless, invisible repair is unachievable. Flat sheen paints can help minimize the appearance of a repair area. Plaster cracks are a symptom of building movement; crack repairs simply cannot hold buildings together and cracks may reappear over time.
- We/I understand that operable windows must be moved to a different position every day for four days after painting to prevent the windows being painted shut. In the event that windows are not moved there will be a charge of $40 per window to “break” them loose.
- We/I understand that a basement sink or similar area will be made available to the paint contractor. Tools and materials will be stacked neatly in a suitable area for overnight storage.
- Bathroom: Please direct our painters to the bathroom you’d prefer they use.
- We/I understand that trash is bagged and will remain on the premises (please advise where trash should be left), the work area will be swept broom clean.
- We/I understand that partial cans of leftover paint will be left on the premises in sealed containers. Empty paint containers should stay open so they can be left with household trash when they’re dry.
